This new residential development is located at about 15 minutes drive to the north of Natal in Rio Grande de Norte, in an upper end neighborhood that is highly appreciated by the wealthier part of the local inhabitants. The beach is excellent, the climat is hot but with a nice ocean breeze, and there already exist a tourist infrastructure in the region. In addition, the state of Rio Grande de Norte stands in sharp contrast to the rest of northeastern Brazil regarding safety, with one of the best crime statistics in Brazil.
This is one of the most interesting real estate investment concepts that has been launched in Brazil. Investors are offered to purchase a plot, with the obligation to build a house on it no later than the fourt quarter of 2013, 2014 or 2015, dependiong on where in the residence that the house lot is located.
Since the initial pricing for the house lots are so low, and the initial payment of the house construction is so far into the future, it would not be too difficult to exit the investment by selling off the plot at a much higher price.
Regarding the house construction, the contractor offers a turnkey solution of 4 different beach villas with 2 or 3 bedrooms and large and spacious indoor areas. The house lot owner is not required to buy the turnkey service offered by the contractor, and can therefore chose to work with other construction companies. But the quality and the design of the beach villas should follow the standard set out by the contactor.
The contractor has made a serious effort to reveal the actual legal status of the development, and all preliminary building approvals have been obtained so far. It appears that this foreign developer advanced in providing proving documents of the ownership and the project development status.
